You’re the first to see it! King Park Area Development Corporation, the non-profit neighborhood-based organization charged with revitalizing the near-northside of town, has unveiled the design of the long-awaited retail project at 22nd/Delaware. The two-story building is built to the property line, with widened sidewalks and additional landscaping. Designed by architecture firm A2SO4, the building blends traditional materials and patterns with a contemporary flair and is designed to serve as an iconic anchor for Fall Creek Place. A similar approach is used on buidlings approved for construction at 22nd/Talbott and is keeping in line with the current historic preservation approach of respecting, but not replicating, historic architecture. All parking is accommodated behind the building. The second floor of the building includes an outdoor terrace that King Park hopes to market to a restaurant that could take advantage of outdoor dining with views of the downtown skyline. The project is currently getting construction bids, although King Park has not released a construction timetable.

Historic St VincentIvy Tech Community College is working with private developers on a plan to turn the old St. Vincent Hospital on Fall Creek Parkway into a housing complex for Ivy Tech and IUPUI students.

The developers, Paramount Realty Group and Alboher Development Co. Inc., would get the building and a 100-year land lease on the property in exchange for pouring more than $18 million into renovations. Ivy Tech, meanwhile, would consider other land for expansion of its adjacent downtown campus.

The deal, if finalized, could save the 1913 building—which has been vacant five years—from a wrecking ball. That would be a relief for historic preservationists, who had been fighting to save the structure that served as a hospital until 1974, when St. Vincent moved to West 86th Street and Township Line Road. Most recently, the building served as the Weyerbacher Terrace subsidized apartment complex.

Ivy Tech Community College today it has received a $3.8 million grant that it plans to use on a variety of uses for its Northside campus -- including programming, student services, and a neighborhood hub.

College officials in a news release called the grant from the Richard M. Fairbanks Foundation “transformational” and that it will be combined with $6.2 million in federal funding to construct a multi-use facility in conjunction with IndyGo on the northeast corner of 27th and Illinois streets.

Besides the bus hub, preliminary plans call for the facility to house amenities that will better serve the campus’ growing student population as well as residents of the surrounding neighborhood.

Possibilities for the multi-modal facility include a coffee shop and convenience store, learning labs, admissions, testing and financial aid offices, expanded library and/or cafeteria services, Ivy Tech said.

In addition to the proposed street-level services, two to four levels of parking are expected to top the building. Groundbreaking for the project is set for this summer, with completion expected in summer 2010. A committee will determine final plans.

Plans for a funeral home at 24th/Meridian, across 24th Street from Bon Jour Cafe, have been withdrawn and the building is again for sale.
